Preparations for Buying a Home!

Clean Up Your Credit

You can contact each credit bureau for any potential disputes and request them to be removed.

Pay off debtors in full. I recommend starting with the creditors with the least amount of debt owed, working your way up to those with larger debts.

Pay your debt on time.

If you can, pay for things with cash rather than a credit card.

Don’t apply to finance anything until after closing.

Prequalify

For those who are financially ready and/or creditworthy, I recommend completing the prequalification process prior to hiring a real estate agent. Not only will this show the agent you are credible, but it is also a strong indicator of mortgage approval, increasing a quicker movement in the loan application process.  A general pre-approval amount will narrow down or increase your home search and allows the agent to make competitive offers on a particular home of interest. This process can start at most financial institutions or lenders. Feel free to call me for recommendations.

Home Inspections

Any real estate agent cannot stress this enough. A home inspection benefits both the buyer and the seller. It will help to identify defects, major or minor, (faulty wiring, mold, roof etc.) This helps to make an informed buying decision or adjust the sales price accordingly. This will also allow the seller to remedy the now known defects prior to closing.

Do Your Homework

Purchasing a home is one of the most important investments you will make.  Finding the right one is a big decision.  Do your research.  Know the area.  Map the commute to areas of interest (entertainment, restaurants, work, etc.).  If education is a factor in this decision as well, research the zoned schools.

Home Warranty

Sometimes, home warranties are offered by the seller.  However, in the case it may not, consider purchasing one.  You may find them to be fairly inexpensive and will save a lot of financial hassle should something major break down (a/c, water heater, dishwasher etc.)

Frequently Asked Questions for Home Buyers

I help buyers navigate the Bartlett and the Memphis suburbs. Here are a few common questions.

Do I need a pre‑approval to buy a home in Bartlett?

Pre-approval is strongly recommended. It clarifies your budget and strengthens your offer when you find the right home.

How do you help me decide what to offer on a home?

I review comparable sales, current competition, property condition, and your priorities to recommend a price and terms strategy.

What should I expect during the home inspection process?

You will receive a professional inspection report. I help you interpret findings and negotiate repairs, credits, or other solutions when appropriate.

Can you recommend trusted lenders, inspectors, and vendors?

Yes. I can share trusted local options, and you are always free to choose any provider you prefer.

What costs should I plan for when buying a home in Tennessee?

Typical costs may include closing costs, inspections, appraisal, and prepaid items. Your lender will provide a detailed estimate.
