  Initial appearance is everything. When selling or buying I firmly believe the outside presence of a house says a lot about the inside. If applicable, a nice crisp edge will sharpen up the lawn. Keep the bushes and shrubs at bay. Store the garbage cans away from the street. Place all outside dog toys, kid toys, and pool toys in a shed if one is accessible. And pick up the poop!

  You want to make the most out of space, so declutter!  Keep what small counter appliances and accessories you have put up. By doing so, this will make the appearance of the kitchen and bathroom(s) larger. Also, make the bed(s). Open the blinds and/or curtains. This will brighten up the living space. It will help to identify defects, major or minor, (faulty wiring, mold, roof etc.) This helps to make an informed buying decision or adjust the sales price accordingly.   Often, it is appealing to the buyer to see a warranty is being offered, even if it is for just a year. This could again benefit both the buyer and seller. It provides assurance and a financial buffer in case of a sudden malfunction of an appliance, electrical system, and in some cases, even plumbing.

For example, the cable guy, termite inspector, tree trimmers you used last summer, landscapers, pool boy, roofers, electrician, plumber, septic team, and so on. Any reputable company should retain records of all services rendered as well as familiarity with your property and things that may or may not have happened in the past.  These companies may even offer transferable warranties on pervious work as well.

   You can contact each credit bureau for any potential disputes and request them to be removed.

Pay off debtors in full. I recommend starting with the creditors with the least amount of debt owed, working your way up to those with larger debts.

Pay your debt on time.

If you can, pay for things with cash rather than a credit card.

Don’t apply to finance anything until after closing.

  Purchasing a home is one of the most important investments you will make.  Finding the right one is a big decision.  Do your research.  Know the area.  Map the commute to areas of interest (entertainment, restaurants, work, etc.).  If education is a factor in this decision as well, research the zoned schools.

  Sometimes, home warranties are offered by the seller.  However, in the case it may not, consider purchasing one.  You may find them to be fairly inexpensive and will save a lot of financial hassle should something major break down (a/c, water heater, dishwasher etc.)
